My background in finance, mortgage lending, real estate investing, construction, and brokerage helps me look at those issues from several different perspectives.

Buying a Home

Start With More Than the Search

Searching for homes is the easy part.
The more important work begins when you find one you are seriously considering.
I want to understand the property itself, the location, the condition, the financing, the comparable sales, and how the home fits into your longer term plans.
That is particularly important in markets like Coronado, where two properties that look similar online may be very different when you understand the street, views, floor plan, condition, outdoor space, parking, and surrounding properties.

It also matters throughout San Diego County, where different communities, property types, and price ranges create their own considerations. My job is not to convince you to buy a home.
My job is to help you understand what you are buying.

Understanding Value

A listing price tells us what the seller is asking.
It does not necessarily tell us what the property is worth.
When I help a buyer evaluate a home, I look at the relevant comparable sales, current competition, market activity, condition, location, improvements, and the characteristics that make the property better or worse than its alternatives.
Price per square foot is one tool, but it is not the answer by itself.
I also want to know what may need to be changed after the purchase and what those changes might realistically cost.

That is where my construction and investing background becomes useful.
A dated kitchen may be relatively straightforward to understand.
A poor floor plan, significant deferred maintenance, or structural issue may require much more thought.
The objective is to understand those differences before you own the property.

FINANCING MATTERS

Looking Beyond the Preapproval Letter
Before working in residential brokerage, I spent years in mortgage lending and built a significant mortgage company.
That experience gives me a useful perspective when helping buyers.
I understand how lenders evaluate borrowers, income, assets, property, loan structure, and risk. I also understand how financing issues can affect a transaction after an offer has already been accepted.
That does not mean I replace your lender.
It means I can ask better questions, recognize potential issues, and help you understand how the financing relates to the overall transaction. For buyers, the strongest offer is not always the offer with the highest price.
Terms, financing, contingencies, timing, and certainty can all influence how a seller evaluates an offer.
Understanding that can help us structure an offer intelligently rather than simply guessing what will win.

Inspections And Property Condition

Know What You Are Buying

Every home has a history.

Some issues are primarily maintenance.

Some are cosmetic.

Others may affect cost, safety, insurability, financing, or the buyer’s willingness to move forward.

Inspections are an important part of understanding the property, but the inspection report itself is only part of the process.

We need to understand what the findings mean.

What needs immediate attention?
What can wait?
What might be expensive?
Which issues are common for the age and type of property?
Does something warrant evaluation by an appropriate specialist?

My construction experience helps me put property issues into context, but I do not replace licensed inspectors, engineers, contractors, or other specialists.

When additional expertise is needed, I encourage clients to get it.

The goal is to make the decision with good information.

Negotiation

Negotiating More Than Price

Negotiation begins before an offer is written and continues throughout the transaction.

Price matters, but so do financing, deposits, contingencies, inspections, credits, repairs, timing, possession, and the certainty of closing.

Every transaction is different.

Sometimes the best strategy is to be aggressive.

Sometimes patience creates leverage.

Sometimes protecting a contingency is more valuable than squeezing out another small price concession.

I try to understand what matters most to my client, what matters to the other side, and where there may be an opportunity to structure an agreement that accomplishes both.

Good negotiation is not about creating conflict.

It is about understanding leverage, priorities, risk, and timing.

Start With the Strategy

When I meet with someone who is considering selling, I do not start by telling them everything they need to change.

I start by understanding the property.

What is it worth today?
Who is the likely buyer?
What are its strongest characteristics?
What may hold it back?
How does it compare with the competition?
What, if anything, should we do before it goes to market?

Those questions help determine the right strategy.

Some properties need very little.

Some benefit enormously from thoughtful preparation.

Others may require a more significant decision about whether to invest in improvements or sell the property in its current condition.

I have personally bought and sold more than 50 homes as an investor, founded a construction company, and previously held a California contractor’s license.

That experience affects the way I approach preparation.

The objective is not to spend the most money.

It is to determine where spending money is likely to create enough additional value to justify it.

Preparing A Property For Sale

What Should You Fix Before Selling?

There is no universal checklist that works for every home.

A seller may need nothing more than cleaning, landscaping, paint, lighting, and a few repairs.

Another property may benefit from flooring, kitchen or bathroom improvements, staging, or more substantial work.

Sometimes the smartest strategy is to leave the property alone.

I prefer to look at several scenarios.

What is the likely value in its current condition?
What might targeted preparation accomplish?
What could a larger improvement plan accomplish?

Then we look at cost, timing, carrying expenses, construction risk, and the likely increase in buyer demand and value.

What a seller spends on an improvement does not automatically equal what the market will pay for it.

That is why I focus on cost versus value, not simply improvement for the sake of improvement.

Should I Remodel Before Selling My Coronado Home? →

When The Property Needs Work

Compass Concierge

Sometimes a property would benefit from improvements, but the seller does not want to fund all of the work before the sale.

For qualifying sellers and properties, Compass Concierge may provide an option to help fund eligible home preparation services, with repayment later under the program terms.

Depending on the property, eligible services may include items such as painting, flooring, cleaning, landscaping, staging, repairs, kitchen or bathroom improvements, and other preparation work.

I still approach the decision the same way.

The fact that money may be available for improvements does not mean we should automatically spend it.

First, I want to determine which improvements are likely to create enough additional value to make financial sense.

Then we can decide whether Compass Concierge is an appropriate option for the property and the seller.

Please include the current Compass Concierge disclosures required by Compass.

Do not rewrite the program as “free improvements” or imply guaranteed eligibility, guaranteed repayment terms, or a guaranteed increase in sale price.

Compass currently describes Concierge as providing eligible home improvement funding with zero due until closing, subject to program terms. In California, eligibility involves credit approval and underwriting, and Compass is not the lender.

When Timing Is The Priority

An Accelerated Sale Option

Not every seller wants, or is able, to spend weeks or months preparing a property for the traditional market.

Sometimes timing becomes the priority.

The property may be vacant.

There may be carrying costs.

A family may be managing an inherited property.

A seller may be relocating.

There may be a divorce or another significant life transition.

Or the owner may simply value speed and certainty more than going through a longer preparation and marketing process.

In appropriate situations, I can help evaluate an accelerated sale strategy and facilitate a transaction on a significantly compressed timeline, potentially in approximately two weeks depending on the property, buyer, terms, and circumstances.

The objective is not simply to sell quickly at any price.

I want the seller to understand the tradeoff between time and value, seek the strongest value reasonably available within the required timeframe, and complete the transaction professionally with appropriate California real estate disclosures and documentation.

A fast sale should still be an informed sale.

Marketing The Property

The Right Presentation for the Right Buyer

Once we determine the property strategy, the marketing should support it.

That begins with positioning.

Who is the likely buyer?

What makes this property compelling?

Which features need to be explained rather than simply photographed?

How should the pricing relate to the competition?

What story does the property tell?

Professional photography, presentation, digital marketing, online exposure, broker relationships, Compass resources, and direct communication all have a role.

But good marketing is not simply producing attractive materials.

The purpose is to create attention from the right buyers and give them a compelling reason to act.

That also means being honest about the property.

Credibility matters.

When buyers understand what they are being offered and see the property positioned thoughtfully, negotiations tend to begin from a much stronger place.

Evaluating Offers

The Highest Offer Is Not Always the Best Offer

When an offer comes in, I want sellers to understand more than the price.

How is the buyer financing the purchase?
How strong is the approval?
What are the contingencies?
How much is the deposit?
What is the requested closing timeline?
Are there credits or concessions?
Are there unusual terms?
What happens if something goes wrong?
My mortgage and finance background is particularly useful here.

A slightly lower offer with stronger financing and cleaner terms may sometimes be more attractive than a higher offer carrying substantially more risk.
Other times, the higher offer is clearly the better choice.

My role is to explain the differences so the seller can make that decision with the full picture in front of them.

When should I talk with a real estate agent if I am considering buying?

Ideally, before you are ready to make an offer. Early conversations about financing, location, priorities, property condition, and the process can help you make better decisions once the right property appears.

Should I get preapproved before looking at homes?

In most financed purchases, getting preapproved early is useful. It helps establish buying power and can put you in a stronger position when you are ready to make an offer. Your lender should advise you on the specific financing process.

How do I know whether a home is priced correctly?

I look at comparable sales, current competing properties, location, condition, floor plan, improvements, market activity, and other property specific characteristics. Asking price alone does not establish value.

Should I waive contingencies to make my offer stronger?

Not automatically. Contingencies can provide important contractual protections. The right strategy depends on the property, competition, financing, and your individual tolerance for risk.

What should I repair before selling my home?

It depends on the property. I prefer to evaluate the home before recommending work. Maintenance, cleaning, paint, landscaping, lighting, and selected repairs can sometimes create a strong return without major remodeling.

What is Compass Concierge?

Compass Concierge is a program that may help qualifying sellers fund eligible home preparation services, subject to program eligibility and terms. We can evaluate whether the program and proposed improvements make sense for your particular property.

Can Alan help me sell quickly if I do not want to prepare the property?

Yes. Depending on the property and circumstances, Alan can help evaluate an accelerated sale strategy. In appropriate situations, a sale may potentially be completed on a significantly compressed timeline. Timing and outcome depend on the property, buyer, terms, and transaction circumstances.

Does Alan work outside Coronado?

Yes. Coronado is Alan’s primary luxury market focus, and he also assists buyers and sellers throughout San Diego County. His probate and trust real estate practice specifically serves clients throughout San Diego County.

Does Alan provide construction, mortgage, legal, or tax advice?

Alan’s prior experience in construction and mortgage lending helps him evaluate real estate decisions, but he does not replace licensed contractors, lenders, attorneys, CPAs, inspectors, engineers, or other specialists. When specialized advice is appropriate, clients should work with the appropriate professional.
